a warranty and set a project up for failure.
What is the Subfloor, and Why Does it Matter?
The subfloor is the structural layer (usually a concrete slab or plywood) beneath the flooring you see. For commercial projects, particularly those situated over concrete subfloors, the following key factors must be taken into consideration.
Moisture: Concrete naturally holds moisture. If the moisture vapor emission rate (MVER) is too high, it can cause adhesives to break down and flooring materials to buckle, bubble, or develop mildew.
Flatness and Levelness: The subfloor must be flat within specific tolerances (often 1/8" over 6 or 10 feet). Minor dips or humps will transfer through resilient floors, such as LVT, leading to wear, cracking, and tripping hazards.
Cleanliness: All old adhesives, dirt, oil, and dust must be removed entirely. Anything left behind can contaminate the new adhesive, preventing a proper bond.
The High Cost of Cutting Corners
When the subfloor isn't adequately prepared, the finished floor and the business suffer in several critical ways:
Premature Failure and Disruption: Problem: If a moisture barrier wasn't applied or tested properly, the adhesive will fail, causing LVT planks to pop up or carpet tiles to shift. Result: Requires a complete tear-out and reinstallation—a massive, expensive disruption to business operations.
Voided Manufacturer Warranties: Flooring manufacturers require strict adherence to their subfloor preparation guidelines (especially moisture testing). If tests are not performed or documented, your expensive commercial warranty is instantly voided. You lose the durability guarantee you paid for.
Safety and Wear: An uneven subfloor creates concentrated stress points on the flooring, which can lead to premature wear and damage. This leads to premature wear and cracking, posing a potential safety hazard in high-traffic commercial spaces.
The Aesthetics Fade: Even the most beautiful, high-end flooring will appear cheap and unprofessional if it fails to conceal every imperfection in the subfloor.
